Key principles of the architectural work in our office:
- Basic concept relating to the brief,
- Adaptation of volumes into the given plot,
- Reflecting the clients' needs into the arrangement of spaces,
- Use of up to date materials, lighting techniques and relative proportions of spaces to create the aesthetics for the given concept,
- Aiming for maximum energy savings in terms of the buildings' envelope and supporting systems as well as bringing the user "into play",
- Managing time schedules, being punctual on deadlines.
The love for craftsmanship, that started early with the making of architectural models, soon became a need for free expression. Mosaics set an unexplored field for fresh experiments in color and shapes and often became an imprint of architectural forms and rhythms. In mosaics found their place all sea shells, stones and other natural materials collected from seashores. The basic material used are ceramic tiles that can be shaped into practically any form and thus produce tesserae to create the intended aesthetics.
Mosaics are enduring surfaces, that apart from being traditionally placed on floors and walls, can also become the finishing for outdoor furniture, light fittings, flower pots and of course decorative objects. They can also be made as stepping stones in gardens or custom paving tiles. They are ideal for kitchen and bathroom renovations.
Developing construction initiated at 2001 with the collaboration with "Papanikolas Bros S.A." as lead project architect. Main tasks:
- The design of house complexes, villas, boutique hotels and retail stores
- Permit acquiring procedures,
- On – site supervision,
- Deliver turn-key solutions,
- Dealing with customers throughout the sale agreement and participating in preparing titles of ownership.
In addition, dealing with deed transfers through the recent laws for unauthorized construction gave the opportunity for substantial knowledge of legislation for co-ownership in buildings as well as preparing plans for lost archives.
Energy Buildings Assessor since 2012 (ΑΜ. 7740).
- Procedure described in legislation for unauthorized construction in Ν.4178/2013 with the preparation of all plans and documentation for deed transfers,
- Preparation of feasibility studies on building ventures and cost analysis of proposed plan,
- Inspection of properties for recording damages and proposals for restoration with cost analysis,
- Preparation of plans, layouts and ownership tables for initial co-ownership deeds or modification of existing,
- Energy Assessing of Buildings (ΠΕΑ) for deed transfers and rental agreements.
- Preparing documentation for «Εξοικονόμηση κατ' οίκον». Α Cost Savings At home program with economic benefits for retrofitting old residences (e.g. change of window frames, applying insulation on the envelope, installation of solar water heater, etc). Undertake the whole procedure from the energy assessment and handling of the contractors to delivering the house completed.
